Phuket Real Estate

     A guide of Phuket real estate. Phuket is a wonderfully fascinating province on the island. Asking about convenience, it has everything that you need as a paradise on earth. It is a major growth area with all the facilities of first class hotels, resorts, international schools, excellent hospitals, international airport, supermarkets, & shopping combined with the natural mountain beauty of this historical city. There are increasingly buildings built up to be related to the demand for decade. Rising prices are also related to locations, facilities, structural designs and sizes.

Phuket apartments / houses for rent

     Most apartments in Patong is located at Nanai road, Sai Nam Yen or Phisitkaranee Road . The price ranges between baht 3,500 18,000 for a non-air conditioned simple room to an air-conditioned two story building apartment with two bedrooms, kitchen. The rental prices for non-furnished normal houses are approximately Baht 10,000-15,000 per month. In contrast, the prices are Baht 25,000-45,000 up per month different for luxurious vacation houses with swimming pool.

     A two storey house in Phuket Town can be starting at Baht 4,500 baht per month and a shop house for commercial business at Baht 10,000 baht per month. Phuket Town is generally cheaper than Patong beach because of nicer views.

Phuket apartments for sale

     Foreigners can't own land in Thailand so in most cases you will buy a condominium where foreigners are allowed to own 49% of the society. In Patong we have Patong condotel, Patong tower, Phuket Palace among other places. The price starts from Baht 700,000 and up.

Phuket house for sale

     For foreigners, you need to lease the land / house since you are not allowed to own land in Thailand . Leasing usually lasts for 30+30+30 years. Another achieved way, you register a company which will be able to own the land. There are lot of housing projects around Phuket, from Baht 1.5 millions up to high end market at 45-50 million baht.

Phuket land for sale

     Land prices has been increasing in Phuket during the years, expect to pay around Baht 2 million per rai (1600 m2) in south Phuket. Make sure you get a proper land title deed.

Ownership

Foreigners may own:

  • A unit in a registered condominium
  • A building (as distinct from it's land)
  • A registered leasehold of up to 30 years for all types of titled land (and/or buildings). However with appropriate extension and purchase options a 30 year lease can become tantamount to freehold purchase.

Foreigners may not own:

  • Freehold land
  • More than 49% of the shares in a Thai company that owns freehold land

Measurements in Thailand

Land is measured in Rai, Ngan and Wah.

1 Rai = 4 Ngan (or 1600 Sq.m.)
1 Ngan = 100 Wah (or 400 Sq.m.)
1 Wah = 4 Sq.m.
1 Acre = 2.5 Rai
1 Hectare = 6.25 Rai

     Metric measures are usually used in the construction and measurement of buildings. Land prices are usually expressed in Baht per Rai or (for smaller plots) Baht per Wah .
